I want to sell my property. Where do I start?

First of all, you need to find out how much your property is worth. We recommend asking at least three different estate agents for a valuation of your home. Ask each agent about the services they offer, how experienced they are in selling properties like yours and finally the purchase price they believe they can achieve. 

To help you choose which agent you should work with, ask what percentage of the asking price do they usually achieve? This question is key to figuring out how trustworthy an estate agent’s valuation of your home is. If an estate agent consistently sells properties close to the asking price, it demonstrates their skill at correctly valuing homes for sale.

Be wary of agents who push you to sign contracts on the valuation. You should be given time to digest the information you have discussed and read through their terms of business.

Ultimately, you need to be able to trust your agent and feel comfortable around them so it’s important to make your selection with this in mind too.

How will you calculate the value of my property?

Our valuers make sure that they do their homework before they even meet with you at your property. They will come armed with evidence of sold prices in your area to compare other homes to yours and will explain fully how they have arrived at the figure they give. Our valuers are knowledgeable about local market conditions and will use this expertise in addition to various other factors to value your home accurately and help you set the right asking price.

You probably have an idea yourself of the value of your property so be cautious of agents who give you unrealistic figures. It is a tactic used by some agents to deliberately provide an over optimistic valuation to win your business and make you think you can get a higher price with them, only to reduce the price a few weeks later following a lack of viewings.

How much will it cost to sell my property?

There are three main costs involved in selling a property:

Estate Agent Fees

Estate Agent Fees will either be calculated on a percentage of the selling price, or set at a fixed fee. At Kristian Allan we tend to work on the percentage system as this motivates us to obtain the best possible price for your property.

Energy Performance Certificate (EPC)

You are legally required to provide an EPC when you market your property for sale which outlines the energy efficiency rating of your property. As an EPC lasts for 10 years, there may already be a valid certificate we can use to save you this additional cost. Our valuer will provide you with a copy free of charge at your valuation if one exists or alternatively, we can organise an assessors visit if needed. 

Conveyancing

Conveyancing is everything that needs to happen to legally transfer your property ownership to you buyer. You will need to employ a solicitor to make this happen and prices will vary depending on your circumstances. We can introduce you to a solicitor that we recommend for a guaranteed fixed price to keep everything easy.

How will you market my property to achieve the highest amount possible?

Our marketing team will take a thoughtful approach and will tailor a marketing plan best suited for your type of property. Not only will they use the basics you would expect such as professional photographs, floorplans and a ‘For Sale’ board, they will consider using more modern methods such as social media, video tours, drone photography and virtual staging to target potential buyers as effectively as possible.

How long will it take to complete my sale?

Every sale is different – both your position and the buyer’s position need to be taken into consideration before this question can be answered accurately. If there are multiple buyers and sellers involved in the chain this too can effect the speed of the process. 

If your home has been realistically valued, you should expect to receive offers within the first four weeks. Surveys will be completed generally within the next 2 weeks, solicitors will be instructed and then the process of conveyancing starts. The length of time for conveyancing depends on individual solicitors therefore we suggest choosing a solicitor who has been recommended. We can help you with this if needed.

What is conveyancing?

In a nutshell, conveyancing is the legal and administrative work involved in transferring the ownership of your property to your buyer. The conveyancing journey begins the moment an offer on your property is accepted and only ends when the final contracts are signed, the funds have been transferred and the purchase is complete.

Your conveyancer will ask you to complete a sales pack which will include detailed questionnaires about your property. They will liaise with your buyers solicitor directly to review legal documents on your behalf and will check for any red flags in the contract of sale. Once everything is in order, a completion date will be agreed and contracts will be exchanged.

If the stars have aligned and you and your buyer have both instructed good solicitors, the conveyancing process can be painless. This however is not always the case so at Kristian Allan, we will closely monitor the conveyancing process and chase all parties involved to keep things running smoothly.

Will my property be surveyed?

It is likely that your buyer will want to have a survey completed on your property to make sure that there are no issues that may be costly to them later down the line. The five key things a surveyor will be looking for are problems with utilities, damp, cracking, problems with roofs, and timber defects. 

In addition, your buyer’s mortgage lender will organise a mortgage valuation survey to confirm that the property is worth the money being lent against it.

Do I pay Capital Gains Tax?

In most cases you are only required to pay Capital Gains Tax if the property is not your main home.

Will I have to pay Stamp Duty?

No, the buyer is responsible for the Stamp Duty on your property sale. If you are purchasing and moving onto another property it is best to keep in mind that Stamp Duty may then be applicable to you. The Stamp Duty thresholds are also changing following the temporary change that was brought in during COVID. From March 2025 onwards the thresholds will revert back to the below:

0% up to £125,000

2% above £125,000 and up to £250,000

5% above £250,000 and up to £925,000

10% above £925,000 and up to £1,500,000

12% above £1,500,000
