I want to rent out my property. What do I need to do?
Firstly, you will need to inform your mortgage lender as they will need to give you permission before you can let your property and they may impose special conditions.
Secondly you will need to make sure that you have all valid safety certificates such as a Landlord’s Gas Safety Record and an Electrical Installation Condition Report to prove the property is to a good standard. Thirdly you must make sure that you follow all legal policies and procedures when selecting a tenant, starting a tenancy and holding a tenant’s deposit.
Failure to comply with legislation can carry a hefty fine (sometimes imprisonment) therefore we recommend using an experienced agent to deal with at least the set up of your tenancy to ensure that you are being compliant. You can then manage the tenancy yourself or have the peace of mind of using a management company to make sure you keep up with legislation changes.
How do I know what rent to charge?
Kristian Allan are experts in the rental market so we can advise you how other rental properties are doing in the area and what kind of yield you can hope to expect.

How much will it cost me to let my property?
This really depends on how much support you need. At Kristian Allan we offer 2 main service levels:
Tenant Finder for self-managing landlords who want us to advertise the property to find a tenant and set up a tenancy which is the first months’ rent plus VAT
Full Management for landlords who are not up to speed with the regulations and want us to be responsible for all aspects of the tenancy management and property maintenance. Fees are 10% plus VAT

Why should I use a managing agent?
Choosing a fully managed service allows you to completely relax – you will never have to worry about the property or the tenancy. It creates a professional distance between you and the tenants and means you can avoid having to deal with all the bad bits like rent arrears, deposit disputes, and dealing with the end of the tenancy.
At the start of our working relationship we will discuss the level of service best suited for you and your circumstances. Some landlord’s prefer a full ‘hands off’ approach and are happy to trust us and our maintenance team to rectify issues quickly and most cost effectively. Other landlord’s prefer more involvement.
How will I know my property is being looked after?
With our fully managed properties we will complete an initial property inspection within the first 6 months to check for any potential maintenance issues and to make sure that your tenant is looking after your investment well.
We will then conduct annual visits thereafter. You will be provided with a detailed report following each inspection with accompanying photographs of both the internal and external. Any concerns and recommendations will be highlighted on the report and we will give advice on any areas that need addressing to ensure that you are staying compliant with regulations.
How can I trust that you will find a good tenant?
Our years of experience has led us to what we believe to be the most comprehensive referencing process available. We cross reference the information provided on a prospective tenants application form with various sources such as bank statements and credit reports and we will obtain references from employers and previous landlords.
Some tenants find our referencing process to be intrusive but we make no apology for this. We need to be 100% confident that the person we are entrusting with your property will look after it as if it is their own.
What is Right to Rent?
The Right to Rent scheme requires landlords to check that all tenants who occupy their properties have legal status to live in the UK. This means that before a tenant can rent a home in England, a landlord or letting agent must undertake passport and immigration checks prior to letting out the property. We will complete this check as standard on even our basic level of service.
What happens to my tenant’s deposit?
Landlords and letting agents are required to register tenants’ deposits with an approved Tenancy Deposit Scheme. At Kristian Allan we register deposits with the Deposit Protection Service. The deposit funds are physically paid over and held by the deposit scheme. The Tenancy Deposit Scheme is there to protect the tenant’s money and help to resolve any disputes at the end of the tenancy.
Why do I need an inventory?
A professional inventory helps you protect your property and forms part of the contract between you and your tenant. It will detail the condition of the property when a tenant moves in and at the end of their tenancy and is vital to reduce the chance of a deposit dispute at the end of tenancy.
Do I need to pay tax on my rental income?
All landlords are liable to pay tax on their rental income, whether they live in the UK or are based overseas. Further information can be found on the Inland Revenue’s website.
